Florida, Coquina Key: Purchase from just $25,000 down


I don't put many deals out on the blog but this is a belter.  The best deal I've seen in Florida for a long time..

Florida´s gulf coast is continuously rated as one of the most beautiful and desirable locations to live and vacation in the USA.

If pristine white beaches, stunning sunsets, abundant wildlife, a healthy outdoor lifestyle and world class cuisine and shopping sound appealing, then you´ll want to take a closer look at what we have on offer.

As you would expect, living by the water in Florida usually commands a hefty premium. We´ve visited dozens of beautiful waterside communities over the past few years, and while many were well built and picturesque, the asking prices just weren´t sufficiently competitive to get us excited.

A community called Waterside at Coquina Key has gotten us very excited though, so much so that we´ve recently completed on a purchase of a two bedroom town house there.

Financials
As you´ll see from the tables below, this is a cash flow positive purchase priced for great medium term capital appreciation. You should bear in mind that this is a very special resort that is more a lifestyle than a pure investment purchase, which is why it doesn´t have the same net yields as some of our resorts in Central Florida.


Then again, it´s probably worth "sacrificing" a few points on your net yield to own a property in a location like this.

It´s also worth bearing in mind that there aren´t many developments these days which can generate enough income to cover mortgage repayments, insurance, HOA, property taxes and management fees. Waterside at Coquina Key is one of them.
